How the calculator works
The calculator uses the same typical price ranges as our cost guides, then adjusts them for the size of the windows, the region, heritage requirements, the number of windows and access. The result is a guide to help you budget and check quotes, not a fixed price. Every house is different, and hidden rot or awkward access can change the cost once a firm has seen the windows.

Prices include VAT and fitting. London and the South East are typically 20 to 30% higher. For the detail behind each figure, see our guides to sash window repair costs, sash window replacement cost, double glazed sash windows and secondary glazing.
What the calculator adjusts for
- Size: large windows, bays and multi-pane Georgian sashes take longer to make and fit.
- Region: labour costs more in London and the South East.
- Heritage: new windows on listed buildings and in conservation areas often need consent and joinery drawings. See replacing sash windows in a conservation area and listed building windows.
- Number of windows: doing the whole house at once is usually cheaper per window.
- Access: upper-floor windows may need scaffolding or a tower.
Repair or replace?
If your windows are original and the timber is mostly sound, restoring them usually costs a third to a half of replacing them, and keeps the character of the house. Read sash window repair or replacement before you decide.
Frequently asked questions
How accurate is the sash window cost calculator?
It gives a typical range based on 2026 UK prices. Real quotes can be higher or lower depending on the condition of the windows, access and the firm, so always get at least three written quotes.
How much does it cost to replace 10 sash windows?
For standard-size softwood timber sash windows outside London, expect roughly £10,800 to £22,500 for ten, allowing for a lower price per window on a whole-house job. uPVC would be roughly half that, and hardwood or Accoya more.
Do the prices include VAT?
Yes. The ranges include VAT and fitting. Draught-proofing installed by a firm is currently zero-rated for VAT as an energy-saving measure, which can lower that part of the bill.
