What you will pay for sash window work in the UK in 2026, from a new pair of cords to a fully replaced double-glazed window. All prices are per window and include fitting unless stated.
Repair and restoration prices
| Work | Typical price per window |
|---|---|
| Replacing sash cords | £50 to £160 |
| Freeing a stuck sash | from £100 |
| Basic repair and adjustment | £200 to £350 |
| Rot repair to frame or sash | £200 to £400 |
| Draught-proofing | £200 to £600 |
| Full restoration (overhaul) | £600 to £1,000 |
A full overhaul usually includes new cords, easing, timber repairs, draught-proofing and painting. Doing several windows at once normally brings the price per window down.
Replacement sash window prices
| Window type | Typical price per window |
|---|---|
| uPVC sash window | £600 to £1,200 |
| Aluminium sash window | £800 to £1,500 |
| Timber sash window (softwood to hardwood) | £1,000 to £3,000+ |
| Timber, listed building or conservation area | £1,500 to £3,000+ |
The Federation of Master Builders gives average double-glazed prices of around £805 to £915 for uPVC and £2,450 to £2,775 for timber, depending on size (600 x 900mm to 900 x 1200mm). Triple glazing adds roughly 15%.
Double glazing and secondary glazing
| Option | Typical price per window |
|---|---|
| New double-glazed timber sash window | £1,300 to £3,000+ |
| New double-glazed sashes in your existing frame | usually less than a full window; ask for a quote |
| Secondary glazing | from about £500 |
Slim and vacuum double glazing cost more per pane than standard units, but can often go into restored original sashes. See our guides to double-glazed sash windows and secondary glazing.
What affects the price
- Location. London and the South East cost more because labour rates are higher.
- Size and condition. Large windows, heavy rot and badly painted sashes take longer.
- Access. Upper floors may need scaffolding or a tower, which can add £100 to £200 or more.
- Materials. Hardwoods and Accoya cost more than softwood. Slim or vacuum glazing costs more than standard units.
- Heritage requirements. Listed buildings may need drawings, matching mouldings and handmade glass.
- VAT. Most firms quote including VAT. Check, because it adds 20%.
Ways to keep the cost down
- Repair before you replace. A restored window can last decades.
- Group the work so one visit covers several windows.
- Draught-proof at the same time as other repairs, while the sashes are out.
- Get at least three quotes and compare exactly what is included.
